Capricorn, after occupying their own building for approximately 10 years, had outgrown the space and desired to relocate the team to a more central CBD location. Partnering with PropertySolve, they engaged with the Transaction Management team to establish their requirements and conduct a market evaluation to review available options.
Identifying multiple suitable locations, extensive negotiations were carried out to achieve an above-market outcome for Capricorn, securing the top two floors of Westralia Square, centrally located in the Perth CBD. This resulted in a 50% increase in size for Capricorn over their previously owned property.
Through the negotiation phases, PropertySolve’s Project Management team was incorporated into the process to commence project planning and framework, positioning the project for successful delivery within the agreed timeline and budget parameters set by Capricorn stakeholders. We managed the complete budget, procurement, and program from commencement to completion, providing project direction and leadership to Capricorn and the consultant and builder team.
A challenge faced by Capricorn was transitioning from a single-occupant owned asset to a multi-tenanted leased premises, requiring the incorporation of base building requirements and restrictions into both the design and operational activities of the business. Through active communication and workshops, PropertySolve minimized the impact on Capricorn and maximized the advantages of this scenario.
Capricorn successfully relocated to a new, centrally located premises with an improved working environment and increased amenities for all staff, accommodating both the growth that had occurred and what was forecast. This was achieved within the required program and the stipulated budget set by the Capricorn leadership team.
