Our client, Good Sammy Enterprises is a for-purpose organisation, which operates across multiple locations, currently leasing 36 properties in Western Australia, to create employment opportunities for people with disability. Although a charity, Good Sammy is still subject to commercial rates and leases for its operations, and it sought expertise to manage its complex lease portfolio to deliver sustainable and cost-effective operations. 

Strategic Solutions

In partnership we implemented a tailored Portfolio Administration and Transaction Management service, which included:

  • Centralised Lease Management – Created a structured lease database for real-time tracking of all lease details and holding all lease documents in a central database. 
  • Automated Alerts and Reporting – Set up advance reminders for renewal deadlines, rent escalations, and critical obligations. This includes restructuring existing leases to provide financial savings, security of tenure and improvements to the leased premises ahead of expiry dates.
  • Portfolio Optimisation – Analysed lease terms to align with the organisation’s operational and financial goals and also to leverage the best financial terms and property improvements from new leases and lease renewals and manage associated operational risks. 
  • New site identification and lease negotiations – Working with Good Sammy in target areas we have assisted with multiple new lease negotiations of new sites often achieving terms that would be considered at, or better than, market. This included development of a blueprint for new stores and assistance in the development of a standard lease.
