Through business growth, Robert Walters needed more space. Engaging with PropertySolve Transaction Management, it was established that there was still a significant lease tail in play. The available options were to take additional space and split the team, look to sublet the current space and find new premises, or negotiate a handback with the landlord and procure new space if available.
All options were considered, but the best solution for Robert Walters was to negotiate a handback and lease a new suitable space with the landlord. A suitable existing fitout was identified within the heritage-listed Newspaper House. Modifications would need to be completed, but the space was ideal to house the recruitment firm.
While lease negotiations were carried out, PropertySolve worked with Robert Walters’ preferred designer to capture the required changes to the space to make it suitable. All required approvals were sought, and construction works were tendered. Modifications were completed, including a new IT system and essential changes to all spaces, always taking into consideration the heritage restrictions in place when working in a listed building. Robert Walters were able to relocate and accommodate their team in a modern workplace within a stylish heritage space with no downtime.
