Having previously partnered with Silk on their K1 Facility at Roe Highway Logistics Park, PropertySolve was engaged again to assist in developing their newest facility. With a history of collaboration, strong knowledge of their business operations and having previously developed the project brief, we worked with Silk before finalising they Agreement for Lease (AFL) to outline the requirements for this new facility, aimed at expanding their Perth market presence.
Key criteria such as a 6-Star Green Star rating, a 200kW solar system, additional office space, and significant under-canopy staging and loading areas were identified early. These elements were seamlessly incorporated into the Design & Construct process. Another enhancement involved increasing the warehouse’s ridge height by 3 metres to 16.8 metres, significantly boosting storage capacity with over 33,000 pallet spaces through full-height racking, offering a cost-effective and efficient solution compared to acquiring more space.
As the liaison between the developer’s team and Silk, PropertySolve’s Project Management was integral in incorporating and communicating business needs into the design and construct process. Utilising the AFL and project brief, we ensured that Silk received a facility that not only met the initial requirements but exceeded business expectations from day one. By coordinating the integration of IT, security, and operations systems, Silk was able to commence loading and operations immediately upon handover, minimising lost opportunities and maximising their competitive edge.
